julsteen home & property management guarantees its clientele of home owners that their home from home in South Africa do not become a burden while they are away.

Ulla Schmitz founded the service agency in 2009 and is dedicated to the agency’s values of reliability and efficiency. This also means that the agency only uses professional craftsmen and suppliers.

julsteen home & property management is not an ordinary agency with a one-size-fits-all service approach. Every property, no matter how big or small, is looked after individually with all details taken into consideration.



We regularly inspect the property entrusted to us, the land and everything that goes with it. Our inspections are unannounced and we check everything as thoroughly, as often and as thoroughly as we deem necessary.

With the help of our 24-hour business partners, we respond immediately in case of damage or at times when rapid intervention is required Repairs to damaged items or areas are undertaken after consultation with the house owner, after obtaining at least two quotations and a written agreement from the owner.

We never arrange anything without, or act against, the agreement made with the house owner. We do not tolerate interference of any kind. We are happy to pay resulting bills or electricity accounts and any other expenses incurred. The amounts are transferred from an existing trust account, and the expenses are presented at month end in the form of detailed billing.

We have extensive experience in almost every field. We have performed the role of on-site liaison during the complete construction of thatched roofs, and where scheduling of the various essential services provided by electricians, plumbers, bricklayers, painters, interior designers and cleaning staff had to be coordinated. We have supervised the drilling of wells and the installation of irrigation systems. We know how dampness occurs (moisture damage and mildew) and, above all, how to get rid of it – forever. We know the best tricks for window cleaning; the best products for floors and furniture, flowers, plants, lawns and swimming pools. We understand the value of the property and its facilities, and we look after it accordingly.

We are not influenced by anyone in the assessment of situations arising in and around the property. Every fortnight we compile a report on the state of the property which we send to the owner via email.

We cannot be pushed into a pattern – not even into the wonderfully seductive "easy-peasy Capetonian lifestyle", which means that we feel responsible for our clients' properties at all times.

Every house, every property, and every estate is designed according to the wishes of its owners, and will be maintained as such. We work according to these guidelines and precisely according to the instructions of the owner. This also applies to our treatment of guests.
